This was the largest project we had taken on to date. Adding a full apartment in the basement and reframing the main floor from a 2 bed bedroom to a 3 bedroom. We took on some unforseen delays with this project, but still netted a high single digit cash on cash return and had closed on the sale in less than 9 months.
2343 34th Ave SE, Calgary
Purchased as a "Flip" just to see if we could do it. Unlike most investors on their first project, we netted a decent profit on this project and set the sales record for the highest price in the neighborhood.
8 Rachelle Cr. Oxford Station
This was a house hack (our primary residence) turned rental. When the tenants burned the property down to the studs it became the first Flip that we managed. Given the market at the time, we continued to rent the property until we felt the market had reached a peak and we listed it for sale. Property sold in competition, over the asking price in less than 2 weeks.
